Site preparation is the buyer’s responsibility, and how well you plan it directly affects your timeline, your budget, and how smoothly delivery day goes. Done right, site prep is straightforward. Done wrong, it can cause costly delays.
This guide walks you through everything you need to prepare your land for a shipping container home delivery and installation.
Why Site Prep Matters More Than Most Buyers Expect
A Boma container home arrives fully built on a flatbed truck. It’s lifted into place by a crane or specialized equipment and set onto your foundation. The whole placement process can take just a few hours — but only if your site is ready.
If your access road can’t handle a flatbed truck, if your foundation isn’t ready, or if utilities haven’t been roughed in, the delivery gets delayed. Some of those delays are expensive.
The good news: with proper planning, site prep happens during your 100-day production window — meaning the land is ready the day your home arrives.
Step 1: Confirm Delivery Access
The first thing to assess is whether a delivery truck can actually reach your site.
A fully loaded shipping container on a flatbed requires:
A road or path at least 12–14 feet wide
Adequate overhead clearance (watch for low-hanging branches, power lines, and bridges — minimum 14 feet)
A road surface that can support a loaded semi-truck (roughly 80,000 lbs gross vehicle weight)
Enough turning radius for the truck to maneuver on and off your property
A clear staging area near the placement site for the crane or lifting equipment
For remote or wooded properties, this is the step that most often requires advance work — clearing brush, grading a path, or reinforcing a soft road surface before delivery.

Step 2: Choose and Install Your Foundation
Your container home needs a foundation before delivery day. The foundation must be complete, level, and cured before the container is set.

Sono-Tube Pier Foundation
Concrete piers poured at the four corners (and sometimes midpoints) of the container. A cost-effective option that works well on remote land where minimizing site disturbance is a priority.

Minimal excavation required
Good for remote land with limited contractor access
Works well for hunting cabins and seasonal use
Best for: Remote hunting cabins, off-grid retreats, and properties where cost and minimal disturbance are priorities.
Concrete Slab
A poured concrete slab creates a flush, ground-level installation. It’s the most familiar foundation type for most buyers but offers less utility access than a stem wall.

Can be prone to moisture issues in wet climates if not properly sealed
Best for: Urban ADUs where ground-level aesthetics matter, or properties with stable, well-draining soil.
Step 3: Rough In Your Utilities
Your container home arrives with plumbing and electrical stubbed out and ready for connection. Before delivery, you need to have your utility rough-ins in place so connections can be made immediately upon installation.
Electrical
Run conduit and wire from your power source to the placement site. Your container home’s electrical panel will be connected by a licensed electrician after placement.
Power source options: - Grid connection — most common when utility power is available nearby - Generator hookup — requires a properly sized generator and transfer switch - Solar system — panels, battery bank, and inverter installed before or after delivery
Water
Run your water supply line to the placement site. Your container home’s plumbing is pre-run internally and connects to your supply at the utility stub.

Septic / Wastewater

Step 4: Grade and Prepare the Placement Area
The area where your container will be placed needs to be:
Level — within 1–2 inches across the full footprint. An unlevel foundation causes stress on the container structure and can affect doors, windows, and interior finishes.
Compacted — soft or loose soil should be compacted or stabilized before the foundation is poured
Cleared — free of trees, stumps, rocks, or debris within the placement footprint and the surrounding crane/equipment working area
