Adding a guest house through traditional construction can quickly become expensive and time-consuming, especially once permits, contractors, and design decisions start stacking up.

A container home ADU cost works differently, because most of the unpredictability that drives up a traditional ADU budget — contractor coordination, weather delays, change

orders — happens off-site in a controlled production environment instead.

Here's what that actually looks like in dollars and weeks, not just marketing language.

 

Starting Prices for ADU-Ready Models


Boma's compact models are built specifically for backyard use — guest houses, offices, and rental units that don't require a large footprint:

Those starting prices cover the unit itself, delivered to the property. They don't include the buyer-side scope described below — site prep, foundation, utility hookups, and permitting — which varies significantly by property and local requirements, and should be budgeted separately.


The Planning Process, and What It Costs Before You Commit


Unlike a typical "get a quote" transaction, Boma's process front-loads planning before any construction begins, specifically to avoid the costly mid-project surprises that plague a lot of custom ADU builds:


Step 1: Initial Inquiry (no cost). You receive a Welcome Packet covering what Boma provides, what you're responsible for, a zoning and permitting overview, a site prep overview, how to get contractor quotes, and profitability considerations if the ADU will also function as a rental.


Step 2: Project Planning Phase ($1,000). This phase applies everything from the Welcome Packet to your specific property — reviewing land, access, terrain, and constraints, recommending which model fits your site and goals, and producing a project game plan covering what you need to confirm with your town and local contractors. This fee is non-refundable but credited toward your project if you move forward.


Step 3: Design Phase ($400). Final model selection, exterior finishes, interior selections, and any add-ons like decks or porches, delivered as 2D layouts and 3D renderings specific to your project. Also non-refundable but credited toward your project if you proceed.


Combined, that's $1,400 in planning and design fees before a contract is signed — both fully credited toward the final project cost if you move forward, which functions less like a sunk cost and more like a low-cost way to pressure-test the project before committing to a full build.


The Build and Delivery Timeline

Once planning and design wrap, the build follows a fixed sequence: design finalization and a fixed quote, a signed contract with a 40% deposit, a roughly 100-day production window, progress updates along the way, a 40% payment at completion (which releases the unit for shipping), delivery to your site, a final 20% payment during a 7-day inspection window, and then installation and occupancy.

That timeline can vary based on project conditions and site readiness, but it's a meaningfully different proposition than a traditional custom ADU build, where permitting delays and contractor scheduling alone can stretch a project well past a year.


What You're Responsible For vs. What Boma Handles


A container ADU isn't a fully turnkey product end to end — understanding the split up front is what keeps a project on budget:


Boma handles: design and construction of the unit, interior build-out (kitchen, bathroom, living space), electrical and plumbing installation within the unit, the mini-split heating and cooling system, windows, doors, and exterior finishes, model and layout guidance, general project planning guidance, and coordination and transport of the completed unit to your site.


You handle: site preparation, foundation installation, crane access if required, utility connections (electrical, water, sewer, gas), all local permits and zoning approvals, inspections and code compliance, property taxes and dwelling insurance after delivery, legal access for delivery trucks and equipment, and financing.


That buyer-side list is exactly where most ADU cost overruns happen on any construction project, container-built or not — it's worth pricing out site work and permitting with a local contractor before finalizing a budget, not after.

Is the $1,000 planning fee separate from the total ADU cost?


No — it's credited toward your total project cost if you move forward after the planning phase, as is the $400 design phase fee. Together they total $1,400 applied toward your final build cost rather than an additional expense on top of it.
