But for the 18-to-36-month data center builds driving most of today's demand, the calculus shifts toward retention-built housing — because losing and re-recruiting even a portion of a trained crew midway through a build is far more expensive than the incremental cost of housing them well.
The Design Philosophy: Hospitality, Not Housing
Boma didn't come to workforce housing from the man camp industry. The Unit Lineup: Five Building Blocks, Every Tier Covered
Base Camp scales from a 25-person starter camp to a 500+ person full workforce village using the same five modular unit types — mixed and matched to the crew.
Bunkhouse Pro (core worker housing). The workhorse of the camp. A 40-foot container divided into two fully private, single-occupancy rooms sharing one bath — not bunk-style. Individual mini-split per room, high-security entry doors, built-in desk and storage. This is the single highest-impact retention driver in the whole lineup, and it's the unit type that most directly answers the "private room workforce housing" question GCs are increasingly asking for.
Tech Specialist Suite (skilled trades and engineers). A genuine one-bedroom unit for engineers, skilled trades, and long-duration staff. Full kitchenette, living area, and private bath. The hardest workers to replace get the most reason to stay.
Supervisor Suite (foremen and project leads). A two-container configuration with two private en suite bedrooms, a shared kitchen and living area, and a covered outdoor patio. It doubles as flex meeting space when the job calls for it.
Site Manager Residence (long-tenure leadership). A three-container full-home layout for long-tenure project leadership, with a master suite, a living/kitchen wing, full kitchen and dining, and a separate home office. Built for multi-year assignments, not a short rotation.
Hub Container (the community anchor). Dining hall, commercial kitchen, fitness room, laundry facility, recreation lounge, and admin/medical — each a purpose-built module that drops and connects. Configured in 3-, 4-, or 6-module sets depending on camp size.
Why Layout Matters: Courtyard Clusters vs. Trailer Rows
Unit quality is only half the story. The other half is how those units sit on the ground — and this is where a traditional man camp shows its age fastest.
A traditional camp is a grid: rows of identical trailers packed tight, connected by service alleys, oriented for density rather than livability. Base Camp organizes into courtyard clusters instead — roughly 24 units arranged in two facing rows around a shared, landscaped hardscape courtyard, with a central Hub anchoring the campus. Unit-to-unit clearance runs 8–10 feet instead of the 3–5 feet typical of a stacked traditional camp, and courtyard width runs 45–60 feet — wide enough for real seating, shade structures, and a walking path, instead of a 15–20 foot gap that reads as a service alley.

The trade-off is honest: Base Camp uses roughly 40–50% more land per bed than a tightly stacked traditional camp — about 300–350 square feet per bed versus 150–200. That's not inefficiency. That's the physical, on-the-ground expression of a workforce village rather than a trailer row — the extra land buys privacy buffers, walkability, and a campus that doesn't feel like a job site after hours.
For projects where land isn't the binding constraint — client-facing sites, ESG-driven developers, executive camps — Boma also offers a radial "village" layout, arranging units in arcs and rings around a central plaza instead of straight rows.
